Revising and updating an existing master plan was the charge on this project. The partially developed single-family community, featuring both gated and non-gated neighborhoods, was experiencing a rush of new builders coming onboard with varying lot size requirements and price points.
We designed the new master plan to maximize the number of developable lots that could be created in the gated communities, which feature private streets. We utilized existing natural features on the site to preserve intimate residential “pods” to allow flexibility in developer-directed changes to lot sizes and product type. The diverse builder requirements were integrated into the master plan while observing the requirements of Harmony’s subdivision ordinance.
Harmony is a 1,037-acre master planned community containing residential, mixed-use, and commercial development. The adjacent forested nature preserve available to all residents features a wealth of outdoor activities for the entire family to enjoy. And, if biking, hiking, and canoeing aren’t enough, the community features a resort-style pool with a beach entry lagoon, tree lined parks, and shady beckoning enclaves.
