Rezone 700 acres of land in Sugar Land, Texas from an industrial site to a planned development.

Solution:

We prepared and presented all the detailed information to create the zoning ordinance documents that will govern the future development in the district and to allow development to begin.


Imperial Sugar Land, a master-planned community by The Johnson Development Corporation, represents the largest remaining development opportunity in Sugar Land spanning 716 acres southwest of Houston. By incorporating retail, residential, entertainment, and office components, Imperial Sugar Land will become the region’s premier destination to live, work, shop, and play. The historic Imperial Sugar Company structure, a landmark in the community, will be preserved as a key element of the project. The professional business park is located strategically across from the iconic Sugar Land Regional Airport.
The planned development district is designed to permit flexibility and encourage a more creative, efficient, and aesthetically desirable design and placement of buildings, open spaces, and circulation patterns through a combination of land uses and optimum utilization of special site features.
