The proposed multi-family development was landlocked by a hotel and CenterPoint overhead power corridor. Without an approved access option, the project was not viable.
Our team worked collaboratively with the developer, architect, St. Regis Hotel, CenterPoint Right of Way Department, City of Houston Public Works, City of Houston Planning, and the City of Houston Fire Marshal to develop an access solution that provided for appropriate resident and emergency vehicle access to the development. Once secured, our subsequent redesign of the hotel driveway provided the necessary access to the new development and, in turn, the green light for the project.
Located in Houston’s high profile area of River Oaks, the five-story, multi-family project boasts 317 units that are just as fashionable as their inner Loop address. We worked closely with the developer to make sure this project was feasible once we were able to secure site access. We coordinated platting of the site, negotiated offsite public utility improvements with the City of Houston, completed site utility and paving design, and obtained City of Houston Code Enforcement approval for the project. Our skill in navigating the City of Houston permitting and plan approval processes assisted our client in successfully completing this exciting development.
