Commercial Land Development Projects

Hardy Yards

Hardy Yards is an approximately 50-acre former Union Pacific Rail Yard site adjacent to Houston's Central Business District located just two blocks north of I-10. The property is comprised of one contiguous 46.85-acre industrial and retired rail yard site and 3.15 acres of assembled out parcels. It represents a unique opportunity to acquire one of the few large, developable tracts of land remaining in Houston, and will be used to develop the area's first mixed-use development. A land plan has been established to redevelop the historic rail yard into a mixed-use urban, residential district with a pedestrian plaza and open/green space. The current development plan calls for an Intermodal Transit Facility; 3,000 residential units; 120,000 square feet of retail; and 500,000 square feet office space.

Jones & Carter, Inc. is in the preliminary phases coordinating with an environmental company to remediate and cleanup the site, and to import fill and re-grade the site. We are preparing an estimate for WS&D, paving, grading, and stormwater quality features; advising planner on street sections; preparing an information package with historical aerial photos and plans to provide the City of Houston to obtain permission to place utilities under the pavement.
