Jones|Carter worked alongside The Kor Group to develop the Austin Proper Hotel and Residences. Austin Proper is a boutique hotel and condominium in downtown Austin that overlooks Shoal Creek and Lady Bird Lake. It was the third of four high-rise buildings to be developed on the former Thomas C. Green Water Treatment Plant site. The 34-story building features four levels of underground parking, a restaurant, high-end retail, conference and convention facilities, and ballrooms.

J|C assisted with preliminary master planning, including coordination with design teams of the W. 2nd Street Bridge, Seaholm District Redevelopment, and the City Central Library projects. The J|C team prepared and recorded a new plat to vacate two alleys. The team also managed the design, processing, and approval of the street extensions and for the site development permits for North Shore (Block 1), 500 West 2nd (Block 23), and Austin Proper (Block 188).

J|C obtained license agreements for the City of Austin’s Great Streets improvements and led coordination with the City on the processing and approval of documents associated with reimbursement for street construction. As part of the street extension project, J|C designed a large water quality facility under Nueces Street to treat runoff from the four blocks and the new street extensions. J|C worked with City staff to ensure that the facility met current requirements for access and maintenance, and coordinated utility design to allow for future parking under Nueces Street between Blocks 23 and 188.
