Hedwig Place is a five-story, 102,474 square-foot Class A medical office development located on two acres of land along Interstate 10 in Hedwig Village. The medical building is inclusive of a ground floor restaurant and a six-story freestanding parking garage. Stream Realty Partners selected Jones|Carter for site engineer services.
Located just east of the Memorial Hermann Memorial City Medical Center, Hedwig Place is developed in partnership with AMD Global and Diamond Realty Investments, answering the communities needs for a state-of-the-art, off-campus healthcare facility in the area.
The site previously included a Fishing Tackle Unlimited store and other retailers who have since moved to new locations nearby. J|C assisted Stream through the City of Hedwig Village’s planned unit development (PUD) process to obtain City-approved flexibility to the existing zoning regulations, which resulted in an innovative Class A development. Additional features of the development will include improved vehicular access off Gaylord Drive, walkability and cross-access to existing and future developments, high-end exterior finishes, and large diameter trees.
J|C provided instrumental engineering services, including dry and wet utility relocations and a traffic impact analysis. The J|C team also developed a civil site work package to submit to the City of Hedwig Village, Memorial Villages Water Authority, and TxDOT. J|C assisted with the PUD submittal and representation at the Hedwig Village Planning & Zoning Commission and City Council.
