Resolving site drainage for the entire 77 acre site was an underlying issue. Additionally, providing water and sanitary sewer service campus-wide, while protecting and minimizing impact to the adjacent forest were critical to the success of the project.
As part of the infrastructure and site drainage improvements, a partial 100-year storm system was designed to intercept flow from Lakeside Boulevard to be conveyed to Lake Woodlands Drive via an overflow bioswale. Water and sanitary sewer service was provided with utility extensions designed to protect the forest from undue disturbance.
Research Forest Lakeside office complex is located on 77 heavily wooded acres overlooking Lake Woodlands. The campus is comprised of 1.8M SF of office and retail space and the Class A office buildings have been certified LEED Silver (Building 2) and LEED Gold (Buildings 4 and 5) by the US Green Building Council. Many sustainable elements have been incorporated into the interior and exterior of the project. Landscaping around the buildings and garage perimeters is irrigated with runoff gathered in a 25,000-gallon rainwater and condensate capture tank consisting of a 60” HDPE pipe and irrigation screen and pump.
