In 2012, Texas Instruments decided to move its manufacturing overseas and relocate its technology staff to different campuses. As a result, Street Level Investments was able to capitalize on the site and transform it into a tech-savvy, mixed-use development. Out of the 192 acres, over 750,000 square feet of existing buildings were re-purposed and more than 197 existing trees were preserved, with 370 new trees being planted.
Jones|Carter (J|C) was instrumental in rezoning the entire site, civil design and construction management of 11,800 linear feet of public water and 11,200 linear feet of sanitary sewer, two regional detention ponds, three light industrial warehouses, the first two of five phases of multi-family residential, the first phase of commercial development, and 7,400 linear feet of electrical, fiber, and data duct banks. This is the first development of its kind in the City of Stafford, which required a lot of coordination. The J|C team coordinated with TxDOT, Fort Bend County Drainage District, Fort Bend County WCID No. 2, East Fort Bend County Development Authority, and the City of Stafford on almost every facet of the design and permitting. Services provided by J|C included surveying, platting, drainage studies and detention pond design, Traffic Impact Analysis (internal and external), public water, wastewater, storm and paving design, private site civil design, permitting and construction management.
