The Standard at Austin is a 17-story student housing apartment complex for The University of Texas at Austin. Once complete, the complex will accommodate 1,000 residents and have a significant retail presence on the ground floor. The development is under the university neighborhood overlay, which allows for more density in the City.
Jones|Carter worked with the City of Austin to provide fast-track permitting on the project. Permitting activities were separated into two phases. Phase One, the F1 permit, allowed for the existing building to be demolished, grading activities to begin, and the construction of a subsurface detention and water quality pond to commence prior to approval of the Phase Two, F2 permit. Phase Two included public utilities, driveway connections, streetscape improvements and entitlements. This streamlined all construction allowing certain aspects of the project to move forward while the rest was under design and negotiations with the city.
The Jones|Carter team coordinated the connections of three water and three wastewater taps, provided the design of a subsurface water quality and detention pond as well as the design and permitting of two driveways. The team also provided the design and permitting of streetscape improvements, including benches, tree wells, bike racks, and handicap ramps.
The Standard at Austin is expected to be complete Summer, 2021.
