PROJECT OVERVIEW
Jones|Carter has been working alongside Hillwood Development Company, LLC since 2010. In that time, the J|C team has provided civil engineering services for the residential section of the Harvest community. Hillwood asked J|C to also provide civil engineering design services for the 23-acre retail site located within the Harvest community.
The location of the Harvest Retail tract is ideal for retail services. Located west of IH 35W and adjacent to FM 407, the site is a part of the 1,170-acre Harvest community development in Northlake. The City of North Lake’s future City Hall will be located within this development. Installation of utility infrastructure, including water, sewer, and drainage was necessary on this project to allow Hillwood to offer the sites to their future clients with the utilities already in place.
During design and construction, the contractor encountered a partially submerged manhole. This discovery led the J|C team to analyze the existing drainage system alongside the new design to verify that the existing system would cohesively tie into the new system. J|C coordinated with the contractor to complete a safe tie-in connection for the drainage system and worked to certify all applicable state and local design regulations were met or exceeded.
Harvest Retail has three driveway access points off of FM 407. The J|C team performed a traffic impact analysis, the analysis was utilized to help obtain TxDOT permits for the driveways as well as 1,000 linear feet of deceleration lane. TxDOT gave the team an expedient design review and approval, which kept the project on schedule.
The J|C team designed the project with a holistic approach, which helped to mitigate any potential coordination problems and promote efficiency and cost-savings.
