Hedwig Place is a five-story, 102,474 square-foot Class A medical office development on two acres along Interstate 10 in Hedwig Village. The medical building features a ground-floor restaurant and a six-story freestanding parking garage. Located just east of the Memorial Hermann Memorial City Medical Center, Hedwig Place answers the community’s needs for a state-of-the-art, off-campus healthcare facility.
Our team assisted the client with the City of Hedwig Village’s planned unit development (PUD) process to obtain city-approved flexibility to the existing zoning regulations. The J|C team also developed a civil site work package to submit to the City of Hedwig Village, Memorial Villages Water Authority, and TxDOT in addition to assisting with the PUD submittal and representation at the Hedwig Village Planning & Zoning Commission and City Council.
Additional features of the project included improved vehicular access off Gaylord Drive, walkability and cross-access to existing and future developments, high-end exterior finishes, and large-diameter trees. Our team also relocated dry and wet utilities and conducted a traffic impact analysis.
