Jones|Carter is providing both design and construction services for the Southern Pointe Community, which is expected to be one of the largest master planned residential communities in Brazos Valley. The Southern Pointe Community is located in Brazos County’s first Municipal Utility District (MUD), MUD No. 1.
J|C played an integral role in the development of MUD 1. Our team worked alongside authorities from the City of College Station and Brazos County to create and implement the policies necessary to form the MUD. Once the new policies were in place, J|C performed a preliminary engineering report and completed the documentation required for the Texas Commission on Environmental Quality (TCEQ) permits, which completed the creation of the District. After the MUD was created, J|C assisted with the initial bond election and the election of MUD board members. J|C also coordinated with the MUD for future infrastructure design and currently serves as the District’s engineer.
The Southern Pointe Community will comprise 1,995 single-family homes, 16.6 acres of multi-family development, 34.9 acres of commercial and office use, one elementary school, and 50.6 acres of land dedicated to park space. The project limits encompass the historic Texas World Speedway (TWS). Built in 1969, TWS was one of seven superspeedways in the United States of two miles or greater. TWS was closed 2017 and the site was leased as a catastrophe storage facility for damaged vehicles after Hurricane Harvey.
In 2018, Southern Pointe Land Development Company broke ground on the development. In order to restore the property to its pre-track conditions, approximately two million cubic yards of dirt will be re-graded onsite in multiple phases over the next few years.
The J|C team designed, and now provides construction management services, for the first section of development, which includes 150 single-family lots. Also under construction, and designed by J|C, is the offsite sanitary extension, which is more than 7,500 linear feet of 18-inch sanitary sewer line that will connect Southern Pointe Community to the City of College Station’s Lick Creek Wastewater Treatment Plant. Additionally, the J|C team designed and is overseeing construction management services on Phase 1 of a 1,100 gallons-per-minute sanitary lift station.
Additional projects J|C is designing for Southern Pointe include the next two sections of development comprising more than 200 single-family lots, the main entrance to the community located off SH 6, and 6,000 linear feet of 16-inch waterline for an offsite extension that will tie back into College Station’s water system.
The community will take 10-15 years to fully develop. As this project moves forward, we will continue to update this information. Check back with us to watch it unfold.
